Description
Under the direction of the Vice President of Facilities, the HVAC Technician applies vast and varied technical knowledge in the area of heating and air conditioning maintenance. Responsible for completing assigned work tickets classified as level 1 in a timely, efficient, accurate and high-quality manner while demonstrating professionalism and good customer service.

Physical Demands
While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee frequently is required to use hands to finger/handle/feel. Regularly required to stand and walk often. The employee must occasionally lift and/or move up to 75 pounds. The employee must have the ability to work at heights and on ladders. Specific vision abilities required by this job include close and color vision. While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; and risk of electrical shock. The noise level in the work environment is usually moderate. Work in a non-smoking environment.
Special Conditions
Maintain a valid driver's license and good driving record. Must have HVAC Certification and work on-call for emergencies. Must have ability to remote access agency e-mail and internet for work orders and requests.

Requirements
- High school diploma, GED or suitable equivalent required.
- Post-secondary technical training preferred.
- EPA, HVAC Excellence, NATE, OSHA 10 or OSHA 30, CFESA certification a plus.
- 5+ year commercial HVAC experience.
- Valid driver's license and good driving record.
- Proficient electrical and mechanical diagnostic skills.
- Excellent written, verbal and interpersonal skills.
- Proficient in reading schematics and work plans.
- Ability to work after hours, over weekends and on public holidays with short or no notice.
- Physically agile, dexterous, and able to work in confined spaces.
- Proficient (I) and Excellent (II) written and verbal communication skills.
- Effective problem-solving abilities (II).
- Must be well-organized and have the ability to prioritize tasks (II).

Essential Job Functions
- Clean, adjust, and repair HVAC systems.
- Troubleshoot defective HVAC systems and equipment to make diagnoses.
- Perform preventative maintenance by cleaning reheat coils and air handling units, and monitoring and calibrating air handling units.
- Improve air quality by cleaning ducts to optimize efficiency.
- Fix, replace and adjust vents and ductwork.
- Ensure the condensation drain line is free of debris and drains properly.
- Perform emergency repairs promptly and efficiently.
- Keep daily logs and records of maintenance functions.
- Ensure compliance with appliance standards and with Health and Safety Act.
- Complete preventative maintenance tickets as assigned.
- Monitor and maintain equipment and tools as assigned.
- Responsible for alerting the supervisor of any unusual occurrence and/or damage that have taken place or that may occur.
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
- Operate a vehicle to conduct work as needed; operate a variety of equipment, machines and tools related to custodial work.
- Perform other duties as assigned by supervisor and agency leadership.
Knowledge, Skills, & Abilities
- Strong knowledge of the tools and techniques used to maintain, diagnose problems, and repair HVAC/R and associated electrical systems.
- Experience repairing up to 50 ton units and multi stage systems.
- Working knowledge of boilers.
- Experience repairing refrigeration systems, ice makers, and VAV boxes.
- Knowledge of refrigeration, electrical, and microprocessor control systems.
- Ability to calibrate and test thermostats and DDC controls.
- Ability to read and understand blueprints and schematics.
- Ability to interpret diagrams, drawings, and equipment manuals.
- Proficient in the evacuation, recovery, and charging of refrigerants.
- Ability to perform combustion analysis on gas fired equipment.
- Proficient in the safe use of hand and power tools.
- Strong critical thinking and problem solving skills.
- Excellent customer service skills.
- Demonstrate ability and willingness to take on responsibility.
- Ability to work independently as well as part of a team.
- Ability to work on-call hours as necessary.
- Proficient with computers.
- Effective oral and written communication skills.

- Organizational skills to determine workload priorities and complete a variety of tasks comprising a heavy workload in a timely manner.
