Marketing Manager, Demand Generation

Dweck Properties is seeking an experienced Marketing Manager to be based out of our Washington, D.C. office. Reporting to the Marketing Director, this position is responsible for generating high quality prospective renter traffic for our portfolio of 16+ apartment communities located across the DMV. They will also manage and be supported by our Marketing Coordinator. As this role directly supports our operations and property teams, our ideal candidate has a deep understanding of property management with expert sales, communication, and customer service skills. This person will entirely own our lead generation strategy and implementation to meet our occupancy goals, while also overseeing additional global projects to support the Marketing and Operations department.
This position focuses on analytics, data-driven decision-making, and highly organized project management. The ideal candidate should excel in tracking performance metrics, optimizing processes, and ensuring efficient execution of strategic initiatives. While there are some brand/creative support opportunities in this role, they are minimal.

On a typical day, you will:
1. Own and drive all strategies to generate qualified prospective renter traffic, including but not limited to:
a. Advertising - ILSs, digital ads (PPC, paid search, remarketing)
b. Outreach - Events, partnerships, sponsorships, community relations, etc.
c. Community Collaboration - Work with site teams to determine the best demand generation initiatives, areas for opportunity, property-specific insights, etc. Help on-site staff overcome leasing challenges, specifically on stale units or difficult floor plans
d. Budgets - Adjust as needed to optimize ROI
e. Monthly Marketing Campaigns - Participate in design and ideation
f. Some Reputation Management and Written Communication support
2. Ensure optimal conversion ratios to meet leasing and occupancy goals by:
a. Closely monitoring leasing and exposure trends to proactively adjust strategies to maintain healthy lead flow and conversions
b. Developing and compiling reports that use data to analyze and optimize lead generation strategies and budgets in real time, focusing on ROI and conversion KPIs
c. Optimizing sales copy and cadence within CRM/email platforms
d. Providing sales teams with trainings/support, troubleshooting, and improving upon any technical issues
e. Identifying opportunities for automated or manual lead nurture touch points with relevant and compelling content to help improve conversions
f. Working with marketing and training to create more tailored, effective, and memorable experiences for our prospects in their renter journey from lead to tour to lease
g. Understanding the market/comp set to remain competitive
3. Oversee our Marketing Coordinator, managing their projects and tasks to ensure accuracy, efficiency, and alignment with business objectives, as well as supporting the coordinator's career growth and development through mentorship, feedback, and skill-building opportunities.
4. Audit and troubleshoot Marketing Technology, including:
a. Property management software/APIs to ensure proper lead flow, syndications, source attribution, automations, etc. as needed
b. Access/logins for Marketing Technology Platforms
c. Access/logins/content for social media and YouTube (minimal)
5. Work with Training and Marketing departments to help onboard, train, and refresh team members on Marketing best practices
6. Project manage vendors and third-party partners as needed
7. Manage additional global projects to drive renter interest as needed, for example:
a. Student Housing & International Student Partnerships
b. Property Signage Updates
c. Renovation Marketing Strategies
d. Floor Plan Drawings/Updates
e. Affordable Housing Programs
f. Preferred Employers / Military Marketing
8. Manage administrative tasks crucial to the success of our company, including but not limited to invoice approvals, coding audits, reclasses, variance notes/updates in property budgets, financial reporting, etc.
This position requires occasional, local travel in NoVA, DC, and MD. This role will require some additional working hours during times of emergency or during times of business criticality.

Recommended Skills:
- Experience and a proven track record of multifamily demand generation/leasing strategy
- Experience in people and project management, and a customer service role (internal or external client facing)
- Impeccable organization and time management skills, with enthusiasm for processes and procedures
- A strong knowledge of the DMV multifamily market, including portfolio comps and pricing insights to help drive strategic leasing improvements
- Proficient in Excel, Canva, Meta Business Suite
Requirements
We're looking for:
- Undergraduate Degree in Marketing, Communications, Business, Property Management, or additional 2 years of relevant experience
- 2-4 years of experience in property management and/or demand generation in a real estate capacity
- Highly experienced in Yardi/Rent Café or property management CRM software
- Highly organized and detail oriented
- Outstanding verbal and written communication skills
- Strong aptitude for metrics tracking/data analysis as a means to inform higher level strategic thinking
- Basic graphic design skills.
- Basic understanding of brand management/consistency/application
- Ability to think "big picture" while also managing logistics and execution
- Ability to respond quickly to inquiries and stay organized in a fast-paced environment
