Your role and responsibilities
The Real Estate Director manages leasing/buying transactions over the Canadian real estate portfolio. He/she is the main point of contact to provide internal businesses optimal working/production/warehousing environments. This role requires a dynamic leader who can build productive relationships with internal/external stakeholders and ensure compliance with company policies and relevant legal requirements. CORE RESPONSIBILITIES: - Building strategic relationships with local division leadership to understand their future real estate related supply and demand requirements. - Participating on the real estate strategic development plans for all business areas and divisions to enhance the local division facilities for both current and prescribed future needs. - Overseeing the acquisition, development, and management of real estate assets to support business operations and growth. - Being responsible of the action plan define with the business to ensure deadlines are met and communicated. - Leading and managing all real estate transactions, including acquisitions, dispositions, and lease/sublease negotiations. - Provide regular updates and reports to senior management on the status of ongoing transactions and projects. - Hires and manages third party, consultants and professionals. - Ensuring the analysis of legal documents related to real estate (deeds of sale, rental offers, leases, subleases, easements, and their amendments) to identify the rights and obligations of the parties. - Ensuring the management of the process for exercising options provided in leases and subleases. - Sending issues notices to tenants and subtenants, follows up on the required approvals to proceed with the exercise of options in compliance with legal deadlines. - Managing the leasing of vacant properties owned or rented by the company, appoints brokers to find tenants, ensures that their activities are compatible with the purpose of the property, verifies the solvency of tenants, and negotiates the terms of the lease or sublease (rent, work, etc.) - Being responsible for office space leasing files, including the exercise and negotiation of renewal options, the search for alternative locations, and the expansion of existing spaces. These tasks include appointing brokers, comparing alternatives, and, if necessary, negotiating leases, with the collaboration of the Legal Department.
