JOB QUALIFICATIONS:
EDUCATION:
Requires a high school diploma or equivalent. EPA certification is required.
EXPERIENCE:
Three years of progressive experience in service facility maintenance to include HVAC, mechanical, and refrigeration mechanics, installation, building automation systems, and troubleshooting.
JOB KNOWLEDGE & SKILLS:
Must be proficient at reading and interpreting equipment operating manuals, wiring diagrams, and product use instructions and warnings. Operating knowledge of Microsoft office software and proficient with handheld computers, (ie. Smartphone and ipad). Excellent customer service orientation and interpersonal skills, including written and verbal.

MAJOR JOB TASKS:
- Conduct monthly building and grounds inspections and complete checklists to ensure a safe, healthy work environment; document inspections and provide reports to Supervisor; initiate appropriate service/maintenance request for needed repairs.
- Performs building and grounds repairs and maintenance tasks, i.e., heating, and cooling systems, minor drywall repairs and painting, door/hardware replacement, office furniture reconfiguration, plumbing fixtures/repair, sprinkler heads replacements/adjustments, interior and exterior light fixture/bulb replacement, ETC. Complete tasks as needed with as little disturbance as possible to employees performing duties in the work areas.
- Keep Supervisor informed regarding all situations affecting facility service operations, employees, or vendors.
- Respond to assigned maintenance requests in an efficient and timely manner.
- Troubleshoot equipment malfunctions utilizing testing tools, manuals, and computer & mobile device web browser.
- Must be capable and proficient in making minor repairs around Ozarks' buildings and grounds and able to make a wise determination of when to call in experts.
- Ensure all tools, equipment, materials, and chemicals are stored in the proper and secure location.
- Ensures the proper disposal of light bulbs, fluorescent tubes, and chemicals.
- Assists in overseeing and coordinating outside vendors' activities as directed.
- Assist with inventory control of materials, tools and equipment assigned to Corporate Services.
- Assist with preparation, set-up and cleanup of the District and Annual Meetings, and other various corporate meetings, training, luncheons, and events.
- Removes snow and ice from entries and sidewalks.
- Performs maintenance and upkeep of roads, sidewalks, and parking lots, lawns, i.e. (leaves, trash, snow, ice)
- Assist in deliveries and pick up of vehicles, materials, recyclables, and various office supplies

EQUIPMENT OPERATED:
- Must have a current driver's license.
- Must be able to operate efficiently and safely vehicles, tractors, brush hog, parking lot sweepers, lawnmowers (various types), edging and trimming equipment and other miscellaneous lawn and gardening equipment
PHYSICAL REQUIREMENTS:
- This position is frequently required to stand, walk, sit, talk, and hear.
- The Employee is required to use the entire body to lift, reach, stoop, kneel, crouch, or crawl.
- The employee must frequently lift and/or move 25 pounds and occasionally lift and/or move up to 50 pounds.
