Position Summary
The Facilities Maintenance Department at the College of Saint Benedict invites applications for a full-time (1.0 FTE), benefit-eligible position of Director of Maintenance and Power Plant Operations.

The Director of Maintenance & Power Plant Operations oversees power plant functions at the College of Saint Benedict (CSB) and general services at both CSB and Saint John's University (SJU). This role ensures the efficient and safe operation of campus buildings, infrastructure, and utilities while supervising maintenance and power plant staff, managing work orders, coordinating repairs, and ensuring compliance with safety standards.

At CSB, key responsibilities include maintaining campus facilities, managing heating, cooling, water, and electrical systems, overseeing preventive maintenance, and directing energy management. At SJU, the role focuses on work order management, appliance repair, and general services. The director collaborates with the Director of Facilities and other stakeholders to support capital projects, optimize operations, and maintain a safe, functional campus environment.

The posted wage represents CSB and SJU's good faith estimate of likely compensation at the time of posting. Actual pay will be dependent upon several factors, including the candidate's experience, qualifications, and skills, and may fall outside of the range indicated.

Responsibilities
Facilities Maintenance & Operations (50%)
  • Supervise and direct all CSB maintenance and power plant personnel to provide essential building services, including HVAC, plumbing, electrical, and infrastructure maintenance.
  • Ensure all campus buildings are maintained in a clean, safe, and functional condition, including roofing, tuckpointing, painting, flooring, and general building repairs.
  • Oversee the implementation and compliance of key system policies, ensuring security and access control across campus.
  • Manage and maintain campus-wide signage, including building identifiers, parking lot signs, and interior/exterior wayfinding signage.
  • Administer preventive and proactive maintenance programs to ensure the longevity and safety of campus facilities.
  • Ensure compliance with fire suppression system regulations, including annual inspections and emergency response planning.
  • Maintain campus fire extinguishers in compliance with N.F.P.A. standards.
  • Oversee campus elevator maintenance contracts, annual inspections, and emergency response coordination.

Power Plant & Utility Management (30%)
  • Oversee CSB campus power plant operations, ensuring efficient and reliable heating, cooling, domestic water, sanitary sewer, ventilation, and electrical distribution.
  • Supervise maintenance and repair of all campus utility infrastructure, including high-pressure steam systems, chillers, water treatment and distribution, and Energy Management Systems (EMS).
  • Develop and implement strategies to optimize energy efficiency, improve campus sustainability, and manage energy costs.
  • Maintain accurate records of utility usage and consumption (electricity, natural gas, fuel oil, water) and submit monthly reports.
  • Oversee the annual testing and reporting of the campus swimming pool and fire suppression systems.
  • Provide utility locates (Gopher State One Call) for on-campus utilities.

Administrative & Budget Management (15%)
  • Develop and manage budgets for maintenance, power plant operations, and assigned capital projects.
  • Prioritize and oversee the work order system, ensuring timely resolution of maintenance requests.
  • Manage purchasing and inventory of maintenance supplies, ensuring cost-effective procurement.
  • Coordinate new construction and renovation projects, collaborating with contractors and vendors.
  • Develop and implement campus safety policies, working closely with the Occupational Safety Specialist to ensure compliance.

Staff Supervision & Professional Development (5%)
  • Recruit, train, and supervise all maintenance and power plant personnel, including student employees.
  • Delegate tasks effectively, ensuring accountability and high-quality work.
  • Provide ongoing professional development and training on industry best practices, tools, and safety procedures.

Qualifications
MINIMUM QUALIFICATIONS
  • Associate degree plus 8 years of experience in facilities, maintenance, or power plant operations; or equivalent combination of education and experience.
  • Valid Class D driver's license and ability to obtain a health card.
  • Minimum 5 years of experience managing teams in maintenance, power plant operations, or facilities management.
  • Proficiency in operating EMS systems, HVAC controls, and utility management systems.
  • Strong organizational and problem-solving skills, with the ability to manage multiple priorities independently.
  • Excellent communication and interpersonal skills, with the ability to work professionally with staff, students, and other stakeholders.

PREFERRED QUALIFICATIONS
  • Post-secondary education in mechanical/electrical maintenance, HVAC, plumbing, or facilities management.
  • Class C Water Operator's License.
  • Certified Pool Operator (CPO) certification issued by the State of Minnesota.
  • Experience in higher education facilities management with residential components.
  • Experience in maintaining building envelopes (roofing, masonry, glass, and access control systems).
  • Knowledge of Best Lock systems and Keystone software.

PHYSICAL REQUIREMENTS:
  • Ability to climb, stoop, kneel, and crouch to access equipment, wiring, and pipes.
  • Strong motor coordination and manual dexterity, with good vision (including depth perception and accurate color recognition).
  • Ability to work safely with or near hazardous chemicals.
  • Ability to lift, carry, push, or pull tools, equipment, and materials up to 50 pounds.
  • Tolerance for noise and vibrations from operating machinery.

TRAVEL REQUIREMENTS:
  • Regular travel between the campuses of the College of Saint Benedict and Saint John's University.

Employees are eligible for coverage in the health insurance plan on the first of the month following date of hire. If you elect medical coverage for yourself, you may also choose to cover your eligible dependents. The employee and CSB/SJU share in the cost of this benefit.

DENTAL INSURANCE
Employees are eligible for coverage in the dental insurance plan on the first of the month following date of hire. If you elect dental coverage for yourself, you may also choose to cover your eligible dependents. The employee and CSB/SJU share in the cost of this benefit.

LIFE INSURANCE
CSB/SJU provides a Basic Life and Accidental Death and Dismemberment (AD&D) policy to employees. This insurance is effective on the first of the month following date of hire. The amount of term insurance provided is based on your annual salary.

You may also purchase additional life insurance in increments of one, two, three, or four times your annual salary. There is also a dependent life insurance package available.

LONG-TERM DISABILITY
After one year of benefit eligible employment, CSB/SJU provides disability coverage in the event of an illness or injury that prevents you from working.
VACATION
Paid vacation is accrued based upon FTE and the number of years employed. Vacation is cumulative from year to year to a maximum of 240 hours.

These plans allow employees to set aside part of their salary on a pre-tax basis to pay for IRS approved expenses.

VISION PLAN
This voluntary plan offers affordable vision coverage for routine eye exams, eyeglass lenses and frames, and contact lenses. Discounts on hearing exams and hearing aids are also included.

TUITION REMISSION
Tuition remission is an educational benefit provided by CSB/SJU. A full-time employee and spouse (if applicable) are eligible for tuition free educational benefits the first full semester after six months of employment. Full time employees may enroll for one undergraduate course per term, which includes summer: up to a maximum of 2 courses per year.

There is also a tuition remission program for dependent children of full-time employees. This program provides a financial resource to a son or daughter for meeting the tuition costs of undergraduate education. Eligibility begins the fall or spring semester following 2 years (24 months) of continuous full-time employment. There are also two consortia programs in which CSB/SJU participate where employees' children may apply for scholarships to attend other colleges/universities.

Tuition assistance is also available at Saint John's Preparatory School for the dependents of full-time employees.

PARENTAL LEAVE
A paid leave (up to 15 days) will be granted to eligible employees upon the birth or adoption of a child, pro-rated based on FTE. New employees are eligible for this benefit after twelve months of employment.

SICK LEAVE
Full-time employees earn up to 9 days of sick leave per year, pro-rated based on FTE.
Sick leave is cumulative from year to year up to a maximum of 720 hours (90 days). Employees may also use accumulated personal sick leave to care for ill family members.

EMPLOYEE ASSISTANCE PROGRAM
The Employee Assistance Program (EAP) is a free counseling resource available to
all employees and immediate family members.

RETIREMENT
Defined Contribution Plan
CSB/SJU provides a retirement program for all qualified full-time employees. The program is administered by Teachers Insurance and Annuity Association (TIAA).

Enrollment in the retirement plan will be effective the first day of the month following the date of hire unless the employee elects to opt-out.
